About the Opportunity

Due to an exciting period of growth, Momentum Design Build currently has an opportunity for a Residential Project Manager and Estimator to join our team in Nanaimo, BC on a permanent, full-time basis. 

Reporting to the General Manager, you will be responsible for all aspects of project management, including startup, budget preparation and monitoring, and construction schedules. You will work with in-house and external construction personnel to ensure project construction is executed in a timely and efficient manner while maintaining integrity of design, and will work closely with the Pre-Construction Team to ensure projects are completed on-time and on-budget. 

Some of your essential duties and responsibilities will include:

  • Completing take-offs and tendering to prepare project budgets.
  • Reviewing plans and resolving engineering and architectural conflict in details and constructability.
  • Preparing construction schedules, progress and monthly reports.
  • Managing project activities throughout its lifecycle, including the allocation of adequate resources, scheduling, documentation, budget, and other factors necessary for success.
  • Planning all project timelines, milestones, deliverables, and micro-deliverables using the appropriate software tools and/or PM methods.
  • Tracking all project costs to ensure completion within budget.
  • Observing that all Work Safe Practices are being followed during site visits.
  • Ensure all contractual issues are resolved and dealt with in a timely manner.
  • Acting as the primary liaison with the Site Manager, sub-trades, and suppliers.
  • Maintaining good rapport with clients, building a relationship on excellent communication and trust.
  • Performing additional assignments per the General Manager’s direction.

More About You

In order to qualify for this role, you will need a minimum of 3-5 years of experience in construction project management, preferably in single-family and multi-family residential construction in BC, along with estimating experience. Completion of a Technical Diploma is preferred, while PMP certification is a strong asset. A valid Driver’s License, proficiency using Microsoft Office (Excel, Word, etc.) and email, and the ability to use online-based software are also required. Experience with estimating and take-off software is an asset. 

As our ideal candidate, you have a solid understanding of all construction trades and techniques, along with effective management, delegation, planning and leadership skills. You have a demonstrated track record of dealing successfully with internal and external customers, and experience with take-off software, estimating and contract preparation.
